Aldar has unveiled Sei Saadiyat, a new residential collection within the Saadiyat Cultural District on Saadiyat Island, Abu Dhabi. The name signals the intent behind it: homes shaped by restraint, natural material and considered proportion, set beside one of the most concentrated collections of cultural architecture anywhere in the world.

Beyond that positioning, nothing further has been published. Residence types, floor areas, the number of homes, pricing, payment terms, the design team and the handover date are all still to come.

This page states what is confirmed and marks everything else as unreleased, rather than filling the gaps with figures borrowed from neighbouring projects. Registered enquirers are sent each detail as Aldar confirms it.

The Cultural District

Abu Dhabi's home for art, architecture and ideas

The Saadiyat Cultural District is the emirate's museum quarter — buildings by Jean Nouvel, Foster + Partners, Frank Gehry and Mecanoo, set within walking distance of one another on the western tip of Saadiyat Island. Sei Saadiyat sits inside it, which means the institutions are neighbours rather than day trips.

The Island

Nine kilometres of protected beach, ten minutes from the city

Saadiyat is a natural island off the north-east coast of Abu Dhabi, roughly ten minutes from the downtown corniche and around twenty from Zayed International Airport.

Its beach is one of the few in the Gulf where hawksbill turtles still nest, and building along it is regulated to keep it that way. Around the museums sit Saadiyat Grove, the Mamsha Al Saadiyat beachfront promenade, two golf courses, the island's international schools and a run of beach hotels.

Saadiyat Island is a designated investment zone, where non-UAE nationals can buy freehold title. The specific tenure terms for Sei Saadiyat will be confirmed with the launch documentation.

One of the world's densest runs of culture, on one island

Saadiyat puts a national museum, two of the most photographed buildings in the Gulf, nine kilometres of protected beach and a championship links inside a single address. Sei Saadiyat sits within that, though its exact plot has not been disclosed — so no walking times are quoted here.

Why explore Sei Saadiyat

The product has not been released, so there is nothing here about layouts or price. What can be said is what surrounds the project, who is building it, and what that has meant on this island so far.

  1. Inside the museum quarter

    Louvre Abu Dhabi, Zayed National Museum and teamLab Phenomena are already open in this district, and Frank Gehry's Guggenheim opens on 11 December 2026. All of them are within walking distance of one another.

  2. Aldar, a decade into Saadiyat

    Abu Dhabi's largest listed developer, and the master developer behind most of the island's residential fabric — from Saadiyat Grove to the AED 100 billion Marsa Al Saadiyat masterplan announced in July 2026.

  3. A benchmark already set

    The Row Saadiyat — seven nine-storey buildings by Bjarke Ingels Group, 315 homes in its first release — and the 77-residence Baccarat Residences Saadiyat show the standard the district now runs at. Both are separate Aldar projects.

  4. Freehold, on a protected island

    Saadiyat is a designated investment zone open to non-UAE buyers, with nine kilometres of regulated turtle-nesting beach, two championship courses and international schools already in place.
